Some EPUB files load TOC but zero text

Feel free to close if this is user error, but I’ve tried opening several EPUB files (one attached as example) and I only see the table of contents, the chapter title, and the link to the next chapter, but no text. I see this issue with multiple imported e-books. For a diff, if I try one of the included e-books, I don’t see this issue. Thanks in advance, great app, and if I can be confident that my imported books will be usable, I’m happy to buy the pro license.
